Why We Live Here

People have many reasons for wanting to live in the College Woodlands area.  Here are some of the most common reasons our neighbors describe for choosing this family friendly neighborhood.

Generations of College Station schoolchildren have walked to and from College Hills Elementary School, one of the best in the city.  The school playground is one of three nearby playgrounds.  The other two are located in Woodland Parkway Park and nearby Mabel Claire Thomas Park, which also has tennis and basketball courts, a running track, playground equipment and a multi-use field.

Deed Restrictions and Other Protections

Several of the subdivisions within the association boundaries have deed restrictions for no more than two unrelated per home, the entire Eastgate area has city protections for Neighborhood Conservation areas, and some areas are developing overlays.  All of these protect our neighborhood from inappropriate development and high density housing.  The Neighborhood Association and individual subdivisions have been active and successful in working with the city to protect the historic nature and character of our  neighborhood.

Eclectic Home Styles

Platted in the 1940s, the homes are a mix of styles and eras, some owned by historic campus and community leaders of the times, one even moved off campus.  Many of the homes have modern, renovated interiors, and newer homes have been built when older homes were past repair.

With increasing traffic in College Station and Bryan, the neighborhood is within easy driving range of major shopping areas, Highway 6, excellent restaurants, Home Depot, Wolf Pen Creek, City Hall, the Arts Center of the Brazos Valley, and has easy access in and out of the neighborhood from a variety of directions, unlike many modern neighborhoods with only one or two access points.  An outstanding medical clinic borders the neighborhood.  College Woodlands is equidistant from downtown Bryan and south College Station.

Large Wooded Lots 

The lots range from about a 1/4 acre to 2 acres in size and are often densely covered with older, large trees.  Those trees also blanket the neighborhood's parks and two walking trails:  The Kiwanis Nature Trail and the trails in the Schob Nature Preserve managed by Texas A&M University.

Walking and Biking Distance to Campus

Many neighbors have gone green and are walking or biking to campus where they work as faculty, staff, and administrators or attend classes.  It is about a 20 minute ride from the center of the neighborhood to Rudder Tower, with only one street to cross:  Texas Avenue where it crosses at Walton Drive.  Neighbors moving in from southern neighborhoods particularly enjoy this feature.
